10.  Name of a local real estate closing/ title company who can assist you with your closing.   They will also hold the buyer's earnest money in escrow and review with you and the buyer all the paperwork required for closing.  The closing/title company fee is paid at closing and is customarily split 50/50 between the buyer and seller.  (You may use any Title company of your choice and are not restricted to the use of this company.)

11.  A lead paint disclosure form for homes built prior to 1978.

What does your service cost?

Probably less than you think. We currently have a flat fee of only $199.  Your home will stay on our WEB site until you sell it (up to 12 months).

 

How long does it take to sell a home on your site?

Average selling time is 2-3 months.  See our SOLD Homes section which lists "days on market" for homes that have sold off our website.  We do a very effective job of getting your home wide exposure through a Visual Home Tour on the Internet.  Your home location, appearance and price are key factors in determining how long it will take to sell.

 

How do I go about pricing my home?

It is very important to price your home correctly when first putting it on the market.  We believe that the best way to do this is through a professional appraisal.  Another benefit of an appraisal is that it gives your buyer the assurance that your home is priced correctly.

 

What does an appraisal cost?

  • Approx $350.

Very.  We've helped hundreds of home sellers & buyers.  We've been around in this market for several decades in various realty, marketing, and other related businesses so we know this business inside & out.

 

How do home buyers find your site on the Internet?

Several different ways.

  • People searching the Internet for a home. We are listed on the major Internet search engines.  Many homes listed on our site have sold to out-of-state buyers who found the home on our WEB site.

  • Drive-by prospects. We provide high quality yard/directional signs that encourage prospects to visit your Internet Visual Tour. We also provide you with a "Take One" box and high quality Fact Sheet that refers prospects to your WEB page.

Do you get much traffic to your WEB site?

Yes.  4,000 - 5,000 people visit our WEB site each day.  Most of our clients get hundreds of visits to their WEB page during their first week on our site. That's like having each one of them taking an open house tour of your home (without you having to clean up each time)!

 

We have a "visitor counter" at the bottom of each of our client's WEB pages so that they can see how many people are visiting their WEB page.

Home Warranty

  • We offer a Home Warranty thru a separate company.  This warranty covers most home systems and appliances.  The cost is as low as $295 (Payable at closing) and covers your home while you are selling it as well as 12 months coverage for your buyer.  We provide a no-charge "Home Warranty Included" rider for your yard sign as well as promote it on your web page.

 

Do you offer an MLS option?

Yes, it works like this:

  • The Multiple Listing Service (MLS) is the primary data system that most realtors use to market and sell property.  Traditionally, the only way to get your home listed on the MLS was to list your home with a realtor (agreeing to pay them 6-7%!)

  • Working thru our affiliated real estate company we can get your home listed on MLS for $99 (in addition to our $199 base fee).

  • Instead of the 6-7% you would normally pay a realtor, you agree contractually to pay a smaller commission (we recommend 2.5-3%) to the real estate Buyers' Agent who brings your buyer to you.

  • Your home will continue to be marketed directly to buyers (avoiding the 2.5-3% Buyer's Agent fee) through our ECO-FSBO.com website, yard sign and fact sheet. 

  • A subset  of our copyrighted photography  of your home (9 photos) will be included in your local MLS listing.

  • Your home will also have a listing on Realtor.com (with one photo).

  • Your home stays on MLS until you sell it (up to 6 months).

  • If you require a lock box for your house key you can purchase one from us for $30.

  • You can add your flat-fee MLS listing anytime ... when you initially sign up for our basic service or at a later date.

 

How do we pay for your service?

Payment for our service is due when we come to your home for the photo shoot.  You can pay with a credit card or you can pay with a personal check.

We schedule our photo shoots Monday thru Friday and weekends by appointment.  The photo shoot takes about one hour.  We can normally schedule your photo shoot within a week of your phone call/e-mail.  We will have your webpage ready for your review within 2-3 working days of your photo shoot. 

We will also need to know the phone number to put on your yard sign (most people put their home number) and your street address.
